Frequently Asked Questions
Are you a home inspector or real estate agent?
Neither. I work as an independent third-party consultant focused
on property evaluations and underwriting for investors. My role is to help you assess the deal, the
risks, and the numbers without trying to sell you a property.
What makes your opinion different?
I provide an objective, practical opinion based on what the property
is actually worth, what it may need, and how it fits your investment goals. I have no stake in the
deal, unlike an agent or other advisor who may be paid only if a transaction closes. That lets me
focus on the facts and give you honest feedback rather than a sales pitch.
Can you work with me if I'm out of town?
Yes. I can be your boots on the ground in Indianapolis, visit the
property, share photos or video, check rehab progress, and give you a clear take on the area and the
opportunity.
Can you look at a property before I make an offer?
Yes, depending on access and timing. Send the address, your deal
assumptions, and your deadline, and we can evaluate whether the opportunity fits your investment
goals.
What do you need to review a deal?
Start with the address, asking price, and what you hope to do with
the property. Listing details, repair estimates, rent figures, financing assumptions, and any
neighborhood or comparable sales information are helpful too.
Can you help after I buy?
Yes. I can help validate the rehab plan, review bids, and check
progress at agreed milestones so the project stays aligned with the original investment plan.
What does it cost?
Property walk-throughs, evaluations, and deal reviews are available
for a flat fee. Ongoing consulting is also available for active projects. Get in touch for current
pricing.
Can you guarantee a deal will make money?
No. I can help check the numbers, identify risk, and explain the
underwriting assumptions, but costs, timelines, and market conditions can change.
